24. Retirement benefits schemes 24. 退休金福利計劃
The Housing Society operates two defined contribution retirement ג܊ึމՉΥ༟ࣸ྇ࡰԶՇࡈޢ
benefits schemes, namely, Defined Contribution Retirement Benefit ֛Զಛৗ;ږࠇྌdʱйމ֛ᕘԶ
Scheme and Mandatory Provident Fund Scheme, for all qualifying ಛৗ;ڭღࠇྌʿ੶Փʮጐږ
employees. The assets of the schemes are held separately from those ࠇྌf༈ഃࠇྌٙ༟ପၾג܊ึ
of the Housing Society in the funds under the control of trustees. ٙ༟ପɗʱකܵϞdԨπ͟ዹͭڦ

The retirement benefits cost charged to the comprehensive income ג܊ึܲৗ;၅лࠇྌהܸ֛ٙˢ
represents contribution payable to the funds by the Housing Society ଟࠇၑᏐ˹ৗ;ԶಛdԨΌᅰΐɝΌ
at rates specified in the rules of the schemes. Regarding the Defined ࠦϗूʫfఱ֛ᕘԶಛৗ;ڭღࠇ
Contribution Retirement Benefit Scheme, where there are employees ྌdࡊ྇ࡰΌᅰ༺ՑԮ͜ৗ;၅
who leave the scheme prior to vesting fully in the contribution, the лۃৗ̈༈ࠇྌdӚϗ྇˴Զಛ̙
forfeited employer’s contributions are used either to reduce future ͜ಯৰג܊ึᏐ˹ٙ͊ԸԶಛe
contribution or to pay the trustee’s administration charges or to א˕˹ڦৄɛБ݁൬͜eא࣬ኽϤࠇ
distribute to members who are entitled to such distributions under ྌૢಛʱৣഗਞၾϤࠇྌٙ྇ࡰf
the rules of the scheme.

25. Government contribution and assistance 25. 政府津貼及援助
(a) Concessionary land premiums (a) 優惠批地價格
Since the incorporation of the Housing Society, a number of Іג܊ึϓͭ˸Ըdִ݁މ
sites have been granted by the government under lease terms ࠅႾпԶג܊ʚΥ༟ࣸࢬ
to facilitate the provision of housing to eligible families and ձϋڗ٫dΣג܊ึҭ̈ɓ
elderly. Depending on the nature of the land grant, special ҭɺήfൖ˷ҭήٙሯdί
terms and conditions are incorporated in the Condition of Grant ή۰ٙҭήૢಛʕ̋ɝəतй
to restrict the user of the land and alienation of the property. ٙಂࠢձૢಛ͜˸ࠢՓ༈Ԭҭ
ήٙԴ͜٫ʿՉᔷᜫᛆf
Subject to these special terms and conditions, sites developed աவԬಂࠢձૢಛٙࠢՓd͜
for public rental housing purposes are granted at one-third of ˸ጳܔʮ̈ॡג܊ٙҭή݊
full market value; sites for building flats for sales to eligible ˸Ό̹ఙᄆ࠽ٙɧʱʘɓҭ̈i
families at concessionary prices are granted at half of full ͜˸ጳܔג܊Ԩ˸Ꮄᄆࣸ̈
